About the role We are seeking an Asset Operations Manager to oversee the management, maintenance, and performance of our aged care and retirement village portfolio. This role ensures assets meet compliance standards, are cost-effective, and enhance resident satisfaction, safety, and sustainability. In addition, oversight of our externally managed non-core properties. This role offers a hybrid work arrangement, with minimum three days in the office (flexible hours between 7 AM – 7 PM) and two days working from home. Key responsibilities Lead the development and execution of UPA’s Asset Management and Asset Services strategy across the property portfolio. Develop and implement asset management plans, oversee capital planning, and ensure maintenance aligns with strategic objectives. Maintain compliance with regulations, optimise resource use, and drive operational efficiencies. Establish and refine policies, procedures, and systems to enhance asset performance and sustainability. Oversee maintenance programs and ensure facilities remain operationally effective for residents and staff. Guide, support, and empower local operational teams to deliver high standards of property management. Manage external property management for non-core assets to achieve commercial and strategic outcomes. Build strong stakeholder relationships, leveraging technical expertise and commercial acumen to drive results. About you Qualifications in facilities management, asset management, engineering, trade, or a related field. 10+ years' experience in facilities or asset management, including 5+ years managing multi-site operations. Expertise in property asset maintenance and safety regulations. Strong financial acumen, with experience in budgeting, forecasting, and cost optimisation. Excellent communication and stakeholder management skills. Problem-solving ability, with a track record of making sound decisions under pressure. Proficiency in Microsoft platforms, asset management systems, data analysis, and reporting. Experience in aged care, retirement living, healthcare, or similar sectors (e.g., residential, hospitality, or community infrastructure) is desirable. Change management experience within complex operational environments.
