Associate/Analyst, Asset Management (Australia) Apply Locations: Sydney Time Type: Full Time Posted on: Posted 2 Days Ago Job Requisition ID: 10014783 JOB DESCRIPTION Reporting to the Head of Asset Management, Australia, deliver accurate, informative, high quality timely asset and financial reports to senior management and clients. This role supports the end-to-end budgeting, reporting process and asset management functions for our managed investments in Australia. The Analyst must understand all reporting requirements and manage stakeholders to ensure inputs are available when required to prepare, review, and finalise reports to meet reporting deadlines. Colleagues in Keppel Singapore should be confident that budgets and reports will be completed consistently and reliably. Key Responsibilities Coordinate all external and internal inputs including service providers and asset managers to provide assumptions for business plan / budgets / investor presentations and asset plans including for income, operating expenses, capital expenditure, valuation, hold/sell analysis and forecast IRR/EM/COC returns. Help to prepare/coordinate quarterly reports for each asset and mandate including economic updates, market updates and significant activity during the period. Reports typically include leasing, asset management, investment, or divestment proposals, updated valuations, capital expenditure, actuals vs budget, sustainability, tenancy schedules, WALE, finance facilities, interest rate hedges, FX hedges, compliance. Assist in the preparation/ coordination of monthly liquidity projections for each asset. Assist in the preparation/ coordination of monthly fund requests for each asset. Coordinate and review monthly financial packages for each asset received from service providers. Facilitate/assist responses to any questions from Keppel Singapore accounting team. Assist in the preparation /coordinate lender reporting as required. Recommend improvements and streamlining of reports and updates over time. Prepare Keppel risk and compliance updates and lender compliance certification as required. Assist with compliance with Keppel anti-bribery and corruption policy for dealings with third parties. Assist asset managers in Australia and Singapore with marketing plans and leasing proposals for each asset. Assist asset managers in Australia and Singapore with project management of capital works to manage assets. Assist asset manager to monitor asset performance and service providers to improve investment performance and operating efficiency. Assist asset manager to instruct and manage half-yearly and yearly external valuations. Other Responsibilities Support investment team to monitor the market and review potential investments under the relevant Keppel mandates seeking to invest in Australia. Assist team to prepare investment papers for the Investment Committee. Assist the team with office administration requirements and team leader visits from Singapore from time to time. JOB REQUIREMENTS Possess degree in Real Estate, Business, Finance or equivalent with 1 to 2 years’ experience. Proficient using software including Excel, Word, Teams/SharePoint, Outlook, PowerPoint, Argus. Proficiency in Power BI, Yardi and MRI would be an advantage. Highly numerate and possessing excellent written and verbal communication skills. Diligent, organised, reliable with attention to detail. Curious and willingness to suggest improvements. Amiable, team player.
