Job Description

We are seeking an experienced and results-driven NSW State Manager to help establish and lead a team of Business Development Managers in New South Wales. This pivotal role will be responsible for driving growth and sales performance through our key referral partners in the NSW region selling into South East Queensland. You will oversee a team of 4 Business Development Managers (BDMs) and work closely with the Queensland team to align strategies and share market insights. Your deep knowledge of wholesale builder referral/channels across NSW will be key to your success. A strong understanding of HIA & REIQ contracts, as well as extensive experience managing multi-stage sales pipelines, is essential. Key Responsibilities: Directly manage a team of 4 BDMs, working alongside the Queensland team to ensure seamless collaboration and alignment of strategies. Coordinate with the Land Acquisition team to plan both short- and long-term stock requirements for the QLD market, while regularly feeding back market updates on location and price-point preferences. Translate the NSW Sales Strategy into actionable tasks and goals for your team, ensuring it aligns with the broader strategy. Support your BDMs in developing strong relationships with a focused group of referral partners, ensuring the maximum commercial value is extracted from each partnership. Coach and guide your team to position themselves as trusted advisors within their referral groups. Set clear performance targets, provide regular feedback, and ensure your team is equipped with the resources and training to achieve their goals. Own and maintain the NSW BDM 12-week onboarding program. Collaborate with the Queensland team and marketing to plan and execute RP events. Help your team manage their sales pipeline, ensuring that key KPIs are consistently met. Work closely with all departments to ensure alignment with Gallery Group's overall strategy and initiatives. Provide regular performance updates to senior management on team progress and market trends. Key Success Factors: Leadership Skills: Proven ability to manage, motivate, and lead a team, ensuring alignment with business objectives. Sales Expertise: Strong track record of achieving and exceeding sales targets in a competitive, fast-paced environment. Market Knowledge: In-depth understanding of the house and land market in QLD and NSW, with the ability to identify and capitalise on new opportunities. Strategic Thinking: Ability to develop and execute strategic initiatives to drive team success. Communication & Relationship Building: Exceptional communication, negotiation, and relationship-building skills, with the ability to engage key stakeholders and promote business growth. Organisational Skills: Excellent time-management and organisational skills to manage multiple priorities effectively. Qualifications & Experience: Valid driver’s license and access to a reliable vehicle. At least 7 years of experience in sales or business development, with a minimum of 3 years in a leadership role, ideally in the house and land industry. Established network within the QLD and NSW house and land market. Proven experience managing a sales team and driving business growth in a competitive market, or extensive BDM experience.
