The focus of the Senior Property Manager is to liaise with landlords and assist and support the PMs. Your duties will include: Daily Banking EOFY Statements - Bond Lodgements Training & Onboarding Team Meetings and 1 on 1’s Lease Renewals (LL instructions, CMA’s, send to TT) Rent Reviews Organising and liaising with landlords on Larger Maintenance Approvals Landlord Communication (Including calls for health checks) Presenting Applications Dealing with the more difficult Rental Arrears Overflow of Rental Appraisals Department Marketing Insurance Claims General Management/Assistance of staff Managing Current Relationships (Trades, Landlords) Advising landlords of tenant vacating Bond Refunds You may be thinking “What's in it for me”? “Why would I move from another Real Estate office”? I'm glad you asked! For starters, there is no allocated rental portfolio to the Senior Property Manager. Our client has structured it this way so that you can focus on mentoring your team to success and also maintain Landlord communication when more difficult situations arise. The growth comes through a dedicated Rental BDM, directly yourself (though not expected and in no way is it essential) or through maintaining the highest of service levels so your team doesn't lose clients.
