We are looking for an immediate, full-time, permanent position in APAC at Taiwan. Job Purpose: Formulate and implement Real Estate strategies and develop plans to perform and support activities to deliver a range of integrated real estate services under the CRE policy and service catalogue, and develop and continuously optimize real estate portfolios in line with DHL’s 2030 Strategy, business strategy and objectives, corporate guidelines, and policies. Your tasks: Leasing Formulate real estate strategies and align with respective business partners on master plans or pipelines for overall planning including resource allocation. Support business partners (especially DSC) on customer meetings and business development to agree/match the customers’ requirements & future pipeline requirements with the market available options in advance (including investment on land acquisition, self-development for long-term ownership, 3rd party BTS, property acquisition, etc.). Implement leasing plans and processes for lease acquisition, lease renewal, lease restructuring, and lease re-gearing of real estate assets/portfolio. Plan, organize, and deliver leasehold solutions in accordance with established timelines and budgets. Analyze and develop leasehold budgets for incorporation in the annual budgets. Engage with appropriate division representatives to determine real estate requirements, reach agreement, and ensure delivery in line with expectations. Negotiate lease transactions and agreements, and approve lease agreements with customers and potential customers. Formulate lease agreements for customers and potential customers. Evaluate alternative options to satisfy business new office strategy and market change. Incorporate global ESG/CNB initiatives and minimum requirements for new leases (lease expiry beyond 2030) to meet Strategy 2030 “Green Logistics” initiatives. Commercial Support to develop and administer Commercial Real Estate plans and processes to maximize the value of the organization's real estate portfolio with a vision toward the proper and best mix of properties in line with business strategy and objectives, corporate guidelines, and policies. Implement business processes for assessment of the current and projected performance of real estate portfolios and opportunities across all key business lines (commercial, residential, land, etc.) in the country. Evaluate and drive all negotiations with stakeholders for the proposals and alignment. Understand the business needs and market change to advise on appropriate deal structure. Continuous alignment with Global/Regional business/functions to meet the objectives. Property Development Execute property development and land acquisition plans and processes for the business unit/function. Drive and deliver property development projects based on internal location requirements and strategic investment needs. Evaluate the viability of sites against original objectives. Support identification and appraisal of site acquisition and disposal opportunities in line with business needs. Work with the technical team and track due diligence of potential sites, in advance of land purchases. Provide professional advice and support to manage expectation and resolve problems. Incorporate ESG initiatives and minimum requirements for new developed/owned property. Facilities Management Formulate and align the FM strategy and processes with business stakeholders. Supervise and work closely with Facilities Manager to deliver business requirements and CRE objectives. Provide overall update of FM integrated CRE services to business management. Manage both internal and external stakeholders to meet aligned objectives and budget. Your profile: Education Level Bachelor Degree Certification of related discipline Experience Level Experience of more than 8 years in overall CRE. Minimum 3 years in a specialized area. Strong network and solid experience with customers in the market for supply chain business. Functional Skills Negotiation - Advanced, able to convince BU and external stakeholders on proposed strategy. Project Management - Advanced, able to supervise small projects, lead medium projects, support large and mega projects. Data analysis and modeling. Excellent attention to detail and ability to remain focused on specific tasks. Ability to communicate at all levels and build effective and professional relationships with clients and colleagues. Fluent in English and local language – both written and spoken. Intermediate to advanced level in core Microsoft packages – particularly Word, Excel, PowerPoint, and Outlook.
