Housing Australia sits within the Treasury portfolio and is governed by a Board of non-executive directors appointed by the Minister for Housing. Housing Australia administers a number of government programs, including the Housing Australia Future Fund Facility, National Housing Accord Facility, Affordable Housing Bond Aggregator, National Housing Infrastructure Facility and Home Guarantee Scheme. Housing Australia delivers on its objective of improving housing outcomes by providing grants, loans and other support to increase the supply of housing, encouraging investment in housing, providing finance or grants that support housing programs within other areas of government, increasing the capability of the community housing sector and assisting individuals to access the housing market earlier. About the role As a key member of Housing Australia’s Capital Solutions team, reporting to our Senior Director, Capital Solutions – Transaction Management based in Sydney, you will assist in the management and execution of funding transactions and will work on various financial models. Key responsibilities Develop, maintain and analyse complex project finance models tailored to property/residential development incorporating social and affordable housing Conduct scenario and sensitivity analysis to assess debt serviceability and risk exposure Ensure financial model compliance with best practices including accuracy, and auditability Prepare concise executive summaries and visual aids of financial model outcomes for stakeholder presentations Conduct credit due diligence on project finance and/or real estate lending transactions, including providing support to the structuring and negotiation to mitigate risk Draft high-quality credit and board papers, clearly presenting transaction structures, risks, mitigants and recommendations, where required Work collaboratively with key internal and external business partners and stakeholders, including originators, legal counsel, credit team and community housing providers Skills and experience Bachelor’s degree in Finance, Accounting, or related field 5+ years’ specific experience in project finance modelling ideally focussed on infrastructure, housing or related sectors Banking or financing experience in underwriting loan transactions in the real estate and/or project finance sector Advanced proficiency in excel, including VBA and familiarity with financial modelling standards Exceptional analytical and problem-solving skills, with attention to detail Sound appreciation of credit risk, including a strong understanding of cashflow lending and corporate finance Strong written and verbal communication skills with the ability to simplify complex ideas for diverse audiences Excellent organisational skills with the ability to work at a fast pace, be proactive and anticipate issues Experience in community housing financing and/or knowledge of the regulatory environment for community housing would be an advantage but is not essential How to apply We would love to hear from you.
