Job Description An exciting opportunity has arisen for an experienced Property Management expert to join our growing brand and step into a unique opportunity as the Associate Director in charge of our North Sydney Real Estate Management team. This position offers a unique chance to lead, manage, and further develop our North Sydney-based team, while implementing innovative solutions to enhance value and efficiency across diverse portfolios. Your primary responsibilities will include: Directing the continued growth and management of our existing North Sydney portfolio, while building strong, enduring relationships with our teams and clients, and ensuring the fulfillment of our Colliers Real Estate Management business objectives. Strategically positioning and safeguarding the investment performance of assigned property assets, ensuring profitability, retention and internal cross collaboration through attentive and professional management. Developing and supporting a team of Property Management professionals, promoting our brand's standard of excellence, and identifying new opportunities for expansion and growth. Conducting inspections to ensure the presentation and maintenance of your portfolio, and facilitating meetings with key private and institutional clients. Promoting our people-first ethos and leveraging our systems to manage workloads and proactively address issues, championing our brand. Implementing and upholding organised lease administration, financial management procedures, and comprehensive reporting, including monitoring of all statutory charges and advising owners on potential appeals against valuations when necessary. Ensuring all lease and other necessary documentation is properly executed and in place. Regularly communicating with property owners about all aspects of management, providing recommendations in line with agreed-upon standards and requirements, and professionally conducting negotiations pertaining to rent reviews, lease renewals, and other tenant-related matters. Executing preventative maintenance services, including cleaning, security, repairs, maintenance, painting, air-conditioning, fire protection, lifts, and emergency contracts. In conjunction with the Facilities Manager, regularly review costs against contractor performance to ensure value for money. Managing and supervising the local North Sydney Real Estate Management Team, providing support, guidance and career development to our expert local team, and ensuring diligent management of financials, forecasts and local P&L’s. Qualifications Minimum 5 years' experience in Commercial Property Management, with a strong understanding of leasing practices, legislation, procedures, and terminology. Solid working knowledge of building services and a keen awareness of real estate market activities, developments, and trends. Proficiency in fundamental Property Management practices, including reconciliations, accrual accounting, and budget preparation. Previous experience with MRI management systems (or similar) is highly advantageous.
