About Our Client Our client is a leading builder specializing in mission-critical and data center construction. The Opportunity Our client is seeking a highly experienced Director of Data Center Construction to oversee and manage the successful execution of data center site builds. This role plays a pivotal part in ensuring projects are completed on time, within budget, and to the highest quality standards. The ideal candidate will act as the owner's representative, ensuring compliance with project requirements, schedules, and cost controls. Responsibilities Act as the on-site representative of the owner, overseeing, assessing, reporting, and managing the safe delivery of data center construction projects. Serve as a virtual extension of the Owner’s Project Team, maintaining close relationships with stakeholders to align with project goals and constraints. Implement best practices and innovative solutions to improve efficiencies in design, construction, and operational transition processes. Ensure adherence to the owner’s standards for quality, cost control, and on-time delivery. Assist in maintaining project schedules and cost controls in line with owner expectations. Create and establish the Master Project Schedule and Budget. Manage General Contractor compliance with construction contracts, budgets, change orders, payment terms, and schedules. Perform contractor pre-qualification, bid solicitation, bid analysis, and recommendations. Coordinate with the design team to ensure compliance with client design guidelines and standards. Assist in navigating city and authority approvals, permitting, and regulatory processes. Conduct constructability reviews and value engineering assessments. Oversee project cash planning and cash flow projections. Identify, scope, procure, and schedule all Owner-direct vendors and consultants. Supervise commissioning plans and ensure thorough completion and reporting. Manage punch lists, substantial completion, and final completion processes. Negotiate, resolve, and close out any outstanding change orders, quality issues, or disputes. Prepare and submit final project accounting and budget. Implement and enforce project documentation and communication plans aligned with company and client requirements. Track project progress against goals, objectives, approved budgets, and timelines, developing action plans to meet objectives. Qualifications Bachelor’s degree in Construction Management or a related technical field (Preferred). 7+ years of construction management or general contractor experience. 5+ years of experience in mission-critical/data center construction management. Deep understanding of commercial construction design, bidding, and execution processes. Proficiency in cost management and forecasting. Strong organizational, planning, and project management skills with the ability to prioritize tasks effectively. Excellent interpersonal skills, including strong verbal and written communication abilities. Demonstrated ability to influence decisions through logical reasoning, effective communication, and presentation of options. Financial acumen with the ability to connect project details to the bigger picture and communicate key insights. Ability to work with diverse cross-functional teams and present findings to senior leadership.
