Property Accountant job opportunity to join a global real estate company on an initial 6-month contract.Position Title: Property Accountant (6-Month Contract) Location: Melbourne CBD, Australia Industry: Real Estate Position Overview: We are seeking an experienced and detail-oriented Property Accountant to join our client, a global real estate company, for a 6-month contract based in their Melbourne CBD office. As part of a dynamic team, you will be responsible for managing accounting functions related to the property portfolio, ensuring compliance with financial reporting requirements, and providing accurate and timely financial data for property operations.This position offers the opportunity to work in a fast-paced, collaborative environment with exposure to high-profile real estate assets.Key Responsibilities: Manage and oversee accounting activities for a diverse property portfolio, including financial reporting, budgeting, and variance analysis. Prepare monthly and quarterly property financial statements in accordance with company policies and accounting standards. Monitor and process property-related transactions such as rent receivables, operating expenses, service charge reconciliations, and capital expenditures. Liaise with property managers, asset managers, and other internal teams to ensure accurate financial reporting and budgeting for properties. Assist in the preparation of financial reports for stakeholders and investors. Review lease agreements and ensure accurate rent calculations, operating costs, and other financial terms are reflected correctly in the accounting system. Prepare reconciliations of property-related balance sheet accounts, ensuring timely resolution of any discrepancies. Assist in year-end audits and tax filings, ensuring compliance with all regulatory requirements. Support the development and improvement of accounting processes and controls to ensure efficiency and accuracy. Skills and Qualifications: Tertiary qualifications in Accounting, Finance, or a related field. CPA/CA Qualified. At least 2-3 years of experience in property accounting, ideally within a real estate or property management environment. Strong understanding of accounting principles, particularly in relation to property and real estate. Proficiency in financial software, with experience in property management systems (Yardi, MRI, or similar preferred). Advanced Excel skills for data analysis, reconciliation, and reporting. Excellent attention to detail, with strong organizational and time management skills. Ability to work independently and as part of a team, managing multiple priorities. Strong communication skills, with the ability to liaise effectively with both internal and external stakeholders. A proactive, problem-solving attitude with a focus on delivering high-quality results. Additional Information: Contract duration: 6 months. Full-time position, office-based in Melbourne CBD.
