Our Development Lead will be vital in expanding our restaurant portfolio by crafting a development plan and strategy in the acquisition of strategic sites. With a strong focus on reaching underserved areas and expanding our presence in Australia and New Zealand, you'll contribute to our mission of bringing Taco Bell closer to our enthusiastic fanbase. Is this you? Tertiary qualifications in a business or property related field. Extensive post-qualification experience in a multi-site retail environment. Strong problem-solving skills, project management expertise and commercial acumen. Proven experience in end-to-end property acquisition and leasing (i.e. strategy formation, site identification, contract negotiation/formulation, liaising with town planning/councils etc.) Ability to lead, influence, and build relationships with internal and external stakeholders. Availability to travel across Australia and New Zealand as required. Drive for results and commitment to high standards of work. Ability to flex between process-oriented work and strategic thinking. Strong communication and negotiation skills. Team player with a motivated, flexible working attitude. Driven by the pursuit of property deals in a dynamic market environment. The Day-to-Day Create the Development Plan & Strategy incorporating our design, construction and facility standards. Implement the capital works program for new restaurants, redevelopments and relocations. Provide economic evaluation of development proposals and prepare Capital Approval packages. Undertake pre-construction planning to ensure completion of building program in terms of cost and timing. Site Acquisition & Insights: Negotiate with landlords to obtain favourable terms. Source potential sites through leveraging market knowledge and regular site visits. Leverage learnings from our geomapping tool to fit our P&L requirements. Manage property requirements within the acquisition territory. Utilise your network to outperform competitors and negotiate advantageous deals. Prepare sites for monthly board approvals. Consult with franchisees on site approvals and provide expert advice. Oversee critical stages of site development, from feasibility studies to legal requirements. Maintain a robust pipeline by tracking upcoming developments and future opportunities. Construction Project Management: Plan and implement new store developments in line with design concepts, equipment layouts and brand standards. Lead the refurbishment program for Taco Bell-owned properties. Collaborate with franchisees to ensure compliance with brand standards and contractual agreements. Develop project briefs, solicit tenders, and oversee works on-site within budget and quality standards. Select, coordinate, and manage external consultants and contractors for project completion. Generate weekly progress reports to track project milestones. Secure all necessary consents for works, including planning permissions and building regulations.
