We are looking for a dynamic and experienced Sales Manager to lead our growing team in Queensland. This newly formed role is crucial in driving growth and sales performance across our key referral partners. You will be responsible for coaching, training, and motivating our already successful Business Development team to reach new heights. To thrive in this role, you must have strong knowledge of wholesale builder channels and land supply in key growth corridors. A deep understanding of HIA & REIQ contracts and extensive experience managing multi-stage sales pipelines is essential. Key Responsibilities: Directly manage a team of 6 Business Development Managers (BDMs) supported by 3 Executive Assistants. Collaborate closely with the Land Acquisition team to plan both short- and long-term stock requirements, providing market updates on location and price-point preferences. Translate the Queensland Sales Strategy into actionable activities for your team. Assist your BDMs in focusing on a maximum of 10 referral groups, maximizing the commercial value of each relationship. Coach your team to position themselves as trusted advisors to their groups. Set clear targets, provide regular feedback, and ensure your team has the resources and training to succeed. Own and maintain the QLD BDM 12-week onboarding program. Work with marketing to plan and execute RP events. Help your team manage their sales pipeline by ensuring key KPIs are consistently met, including: Conditionals Target Unconditional Target Maintain package request-to-deal rates Maintain Property Management acquisition rates Work closely with other departments to ensure your team is aligned with the overall strategy of Gallery Group. Provide regular performance updates to senior management. Key Success Factors: Leadership Skills: Proven ability to manage, motivate, and guide a team to achieve business objectives. Sales Expertise: A strong track record of achieving and exceeding sales targets in competitive, fast-paced environments. Market Knowledge: Deep understanding of the house and land market, with the ability to identify opportunities and adapt to market changes. Strategic Thinking: Ability to think strategically, plan, and execute initiatives to drive team success. Communication & Relationship Building: Exceptional communication, negotiation, and relationship-building skills to engage stakeholders and drive business growth. Organisational Skills: Strong ability to manage multiple priorities and track performance metrics. Qualifications & Experience: Valid driver’s license and access to a reliable vehicle. At least 7 years of experience in sales or business development, with a minimum of 3 years in a leadership role, ideally in the house and land industry. A well-established network within the house and land industry. Proven experience managing a sales team and driving business growth in a competitive market, or extensive BDM experience.
